The expansion underway in Tilbury includes large-format warehousing, logistics facilities, energy infrastructure, and port-linked distribution operations. With industrial land across Metro Vancouver in short supply, developers and operators are looking to Tilbury as one of the few remaining scalable industrial growth areas.

Its location is not accidental. Tilbury benefits from proximity to Highway 17, the Fraser River shipping corridor, and integration with the broader trade network connected to the Port of Vancouver. That connectivity makes it attractive for companies involved in distribution, e-commerce fulfillment, advanced manufacturing, and import/export logistics.

Energy infrastructure is also part of the picture. The Tilbury LNG Facility continues to position the area as a key energy hub on Canada’s west coast.
